Article 1 — Scope
- Accommodation contracts and related agreements entered into between KOMA HOUSE ("the Facility") and guests ("the Guest") shall be governed by these terms.
- Where the Facility agrees to special terms within the scope of laws and customs, such special terms shall prevail notwithstanding the preceding paragraph.
Article 2 — Application for Accommodation
- A person applying for an accommodation contract must provide: guest name and contact details; dates of stay; and any other matters deemed necessary by the Facility.
- If a Guest requests to extend their stay beyond the original dates during their stay, the Facility will treat this as a new application for an accommodation contract at the time the request is made.
Article 3 — Formation of Contract
- The accommodation contract is formed when the Facility accepts the application under the preceding article.
- Once the contract is formed, the Guest shall pay the accommodation fee determined by the Facility by the date specified.
- If the fee is not paid by the specified date, the accommodation contract shall lose its effect.
Article 4 — Refusal of Contract
The Facility may decline to conclude an accommodation contract in the following cases: the application does not conform to these terms; the dates are already booked; there is a risk of conduct against public order or morals; the applicant is deemed to belong to antisocial forces; the applicant is clearly recognized as carrying a communicable disease; violent demands or unreasonable burdens are made; or accommodation cannot be provided due to natural disasters, facility failure, or other unavoidable reasons.
Article 5 — Guest's Right to Cancel
- The Guest may cancel the accommodation contract by notifying the Facility.
- Where the Guest cancels all or part of the contract due to reasons attributable to the Guest, a cancellation fee applies after the booking is confirmed, regardless of reason. No refunds are provided after booking confirmation or after use.
Article 6 — Facility's Right to Cancel
The Facility may terminate the contract where the Guest acts against laws or public morals, is deemed to belong to antisocial forces, causes significant nuisance to other guests, is clearly recognized as carrying a communicable disease, makes violent demands, in cases of force majeure such as natural disasters or incidents, or fails to observe prohibited matters (limited to those necessary for fire prevention).
Article 7 — Facility's Liability
- The Facility shall compensate the Guest for damages caused in the performance or non-performance of the accommodation contract, unless such damage is not attributable to the Facility.
- The Facility carries liability insurance to address fire and similar contingencies.
Article 8 — Custody of Belongings
If a Guest's belongings are left behind after check-out and the owner is identified, the Facility will seek instructions from the owner; shipping and other costs shall be borne by the owner. If there are no instructions or the owner is unknown, items will be kept for 10 days including the day of discovery and then disposed of. Food and disposable items will be discarded on the day of discovery.
Article 9 — Parking
When a Guest uses the Facility's parking, the Facility provides the space only and does not assume responsibility for management of the vehicle.
Article 10 — Guest's Liability
If the Facility suffers damage due to the Guest's intent or negligence, the Guest shall compensate the Facility for such damage.
Supplementary Provisions
These terms may be changed without notice due to changes in operating policy or revisions to laws. Changes take effect when posted on the Facility's website.
Article 1 — General
This facility is an experiential accommodation (exclusive-use villa) operated by Tsukino Michikake LLC ("the Company"). Guests are requested to comply with these terms to ensure a comfortable stay. In cases of false registration or violations of these terms, the Company reserves the right to refuse service and may seek compensation for any resulting damages.
Article 2 — Occupancy
- The maximum occupancy of this facility is 10 guests.
- Use of the facility by anyone other than the registered guests at the time of booking is strictly prohibited.
- If the number of actual guests exceeds the declared number, or if unregistered individuals are found using the facility, all guests including the registered party will be required to vacate immediately. A penalty of ¥50,000 per unregistered person per night will be charged.
- Noise (loud voices, shouting, or other disruptive behavior) is prohibited at all times. After 10:00 PM, outdoor drinking and socializing must be avoided, and all windows and doors must be kept closed. Loud conversation, singing, or shouting is also prohibited indoors. If noise complaints are received from neighbors, a handling fee of ¥50,000 will be charged, and the contract may be terminated without prior notice at the facility's discretion. No refunds will be issued in such cases. Additional on-site staff dispatch fees may also apply.
- Upon check-out, guests must return all equipment to its original condition, perform basic cleaning, and sort waste according to the facility's rules. Excessive soiling may result in additional cleaning charges.
- The entire building is non-smoking, including cigarettes, e-cigarettes, and heated tobacco products. Evidence of smoking will result in a penalty of ¥50,000, plus cleaning fees (from ¥50,000) and replacement costs for bedding and fixtures.
Article 3 — Equipment and Prohibited Items
- All facility equipment and furnishings are provided for use during the stay only and must not be removed. Any damage or soiling must be reported immediately. Repair costs and compensation for lost business may be charged.
- The following items are prohibited from being brought into the facility:
A. Hazardous materials (explosives, gasoline, kerosene, toxic gases, etc.)
B. Pools, tents, or fire-related equipment (burners, fire pits, firewood, charcoal, etc.)
C. Perishable items or products with strong odors (including incense)
D. Excessively large quantities of goods
E. Items prohibited by law
Article 4 — General Conduct
- Minors may not use the facility without adult supervision.
- Use by anyone other than pre-registered guests is prohibited.
- Behavior that disturbs public order, threatens safety, or causes nuisance to neighbors is prohibited.
- Commercial use of the facility (sales, events, etc.) is prohibited without prior written consent from the Company.
- Use by antisocial forces is strictly prohibited.
- All legal responsibility for police involvement due to noise or other disturbances rests with the guest.
- The facility is not liable for accidents caused by guest negligence or violations of these terms.
- The facility is not liable for damage to or theft of vehicles or personal belongings.
- Modifications or decorations to the interior or exterior are not permitted.
- After using the sauna, please rinse off with the outdoor shower before re-entering the building.
- Handheld sparklers are permitted on the deck only. Sky lanterns and aerial fireworks are strictly prohibited. Burn marks or damage to the deck will result in a penalty of ¥100,000.
Article 5 — Security
- Please lock all doors when leaving the facility.
- Please ensure the interior lock is secured before sleeping.
- Entry by anyone other than registered guests is prohibited.
- The facility is not liable for injuries or illness unless caused by gross negligence on the part of the facility.
Pet Accommodation PolicySupplementary
The following applies in addition to the Terms of Use above when staying with a pet. This policy does not apply to service animals (guide dogs, assistance dogs, or hearing dogs). For full details and the consent form, please see the Pet Accommodation Policy page.
Pet Article 1 — Conditions for Accompaniment
- Accompanying pets must be indoor-raised dogs aged 6 months or older, up to a total of 5 dogs per stay, of which no more than 2 may be large dogs.
- Dogs must be basically trained (no excessive barking, jumping on people, house-trained).
- Dogs must have received a rabies vaccination between 2 weeks and 1 year prior to the stay. Certificates must be submitted at the time of booking.
- For female dogs, at least 4 weeks must have passed since the start of the last heat cycle, and the dog must not be pregnant or likely to enter heat during the stay.
- Dogs must be bathed, groomed, and allowed to relieve themselves before arrival, and treated for fleas, ticks, and parasites.
- Fighting breeds and dogs showing aggressive behavior are not permitted.
- A pet fee of ¥2,000 per dog per night applies. For dogs weighing 10 kg or more, an additional ¥1,000 per dog per night is charged (¥3,000 in total).
Pet Article 2 — Submission at Time of Booking
- Guests wishing to stay with a pet must download the designated consent form, complete it, and submit it together with a photograph of the rabies vaccination certificate on the guest information screen at the time of booking.
- When accompanied by more than one dog, please list all dogs (up to 5) in the pet information section of the consent form, and submit a vaccination certificate photograph for each dog.
- Accompaniment is confirmed only after the submission has been received and verified. Check-in instructions (including access details) will be sent thereafter.
- If submission is not confirmed by the day before the stay, we may decline pet accompaniment. No refund of accommodation or option fees will be issued in such cases.
- Submission of the completed consent form constitutes agreement to this policy. The date and time of submission will be recorded.
Pet Article 3 — Rules Within the Facility
- Pets must relieve themselves on pee pads (brought by the guest or provided at the facility). Waste does not need to be taken home — please double-bag it, tie it securely so no odor escapes, and dispose of it in the bins provided. Waste in outdoor areas is likewise the owner's responsibility.
- Pets must not be placed on bedding or sofas. If soiling or hair is found, a special cleaning fee of ¥20,000 will be charged.
- Pets must be secured in a crate or pen (guest-provided) when left indoors and during sleeping hours.
- Please wipe paws and clean the coat before re-entering the building from outdoors.
- Bathing or grooming pets in the bathroom or outdoor shower is prohibited.
- Pets are not permitted in the sauna or bathroom.
- Please take care not to damage the building, furniture, fixtures, equipment, or plantings. Repair costs will be borne by the guest.
- The facility cannot look after or board pets.
Pet Article 4 — Consideration for Neighbors
- Owners are responsible for managing barking and other noise. Please take particular care after 10:00 PM.
- If complaints are received, we will respond in accordance with the noise provisions of Article 2 of the Terms of Use.
- Dogs must be leashed at all times outside the property, and waste must be sealed in a plastic bag to prevent odor.
Pet Article 5 — Disclaimer
- Please do not leave your pet unattended. The facility accepts no liability for injury, ingestion of foreign objects, escape, death, or other accidents, except in cases of gross negligence on its part.
- The facility accepts no liability for disputes between guests or damage to third parties arising from pets.
- If the Company, neighbors, or third parties suffer damage caused by a pet, the owner shall compensate for such damage.
- This is a pet-friendly facility. The facility accepts no liability for animal allergies or other conditions arising from the indoor environment following previous pet stays.
Pet Article 6 — Violations
- If submitted information is found to be false, or a violation poses a nuisance or danger, we may refuse accommodation or terminate the contract with immediate departure. No refund will be issued.
- If an undeclared pet is discovered, a penalty of ¥50,000 plus a special cleaning fee will be charged.
